REO Appraisals

Any lenders out there looking for REO Appraisers in the state of Michigan, let me know.  We are located in Dearborn, MI. and we cover all of Wayne County including Detroit, Oakland, Macomb, Washtenaw, Livingston, and Monroe Counties.  We are approved by all lenders and we deal with REO Management Companies on a regular basis with an average turntime of 24-48 hours from the time of inspection.

"Comp Checks" and why I don't do them.

"Comp check", "market analysis", "value research" or whatever you want to call them are illegal!.  This is not something that I refuse to do because I'm too busy, or because I don't know the "market area", but it is the right thing to do, and it is the honest/ethical thing to do.  Appraisers do not know what a home is worth even if it was next door to their house, unless they have been inside and saw the actual updates, condition, room count, etc..... I CANNOT DO IT!  It is impossible to appraise a home without seeing it, and it is against all rules and regulations/guidelines of U.S.P.A.P. to give predetermined values.  If more appraisers actually follow guidelines and not fall for the "I have a lot of work coming your way if you do comp checks" line, I'm pretty sure it would make everyone happy and keep these L/O's from playing the comp check lotto.  Are there any other appraisers Michigan that refuse to do these comp checks, or is it just me?
